- Continued Population Growth: Dodge City’s population has steadily expanded, with local estimates suggesting a 2020 population closer to 35,118 rather than the Census-reported 27,788.
- Housing Development on the Rise: Since 2018, housing construction has accelerated, with increased variety in home types, including multi-family, duplexes, and townhomes.
- Growing Demand for Affordable & Mid-Market Housing: While high-end developments have expanded, there remains an underserved demand for mid-range homes ($150,000-$300,000) and rentals under $1,000 per month.
For all affordable housing options offered by CHAD, eligibility is primarily based on household income. CHAD offers below market rents to income qualified applicants. Our services are directed primarily to hard working individuals and families who struggle to help themselves.
CHAD's Affordable Housing Options
CHAD (Community Housing Association of Dodge City) provides several affordable housing options tailored to different income levels and needs:
1. Low Cost Rental Housing Lease
This lease type is designed for individuals and families who receive NO public assistance and have limited incomes ranging between 40% and 120% of the Area Median Income (AMI). However, in instances where a particular property has been acquired and/or rehabbed with federal, county or municipal grant funding, then the property may be further restricted to low income households earning 80% or less of the Area Median Income. Income guidelines for grant restricted properties are based on federal HUD Guidelines.
2. Subsidized Housing Lease (Housing Choice Voucher)
The Housing Choice Voucher (HCV) program (formerly known as Section 8) is a federally funded program for assisting very low income families, the elderly, and disabled persons with their housing needs. CHAD accepts the Housing Choice Voucher at all of its properties. Program participants are required to pay 30% (but can pay up to 40% ) of their adjusted gross income towards rent and the federally funded voucher pays the remaining portion of the rent directly to the landlord.

3. Community Agency Partnership Lease
CHAD has developed strong working relationships with several nonprofit agencies to help residents gain supportive, permanent, affordable housing. Basically, these partner agencies identify individuals and families for whom they feel are eligible for permanent affordable housing and “sponsor” them by providing a housing subsidy that is paid directly to CHAD. The household income of these particular residents ranges between $26,000 and $47,000 per year.
